Law No. 230 of 1996 replaced the earlier Law No. 56 of 1988 and remains the primary legislation governing foreign ownership of Egyptian real estate outside the scope of the Investment Law. Among its key provisions, the law limits non-Egyptian ownership to no more than two properties nationwide for private residential use by the owner and immediate family, caps the area of each property at four thousand square metres, and imposes a five-year restriction on disposing of acquired property. It also sets a five-year window for commencing construction on vacant land and establishes the Real Estate Registration and Notarisation Authority as the body responsible for implementation.
