Class Action for Victims of Real Estate Misconduct
Andersen Egypt has launched the Class Action Initiative for Victims of Real Estate Misconduct to support purchasers harmed by serious delays, non-delivery, and other forms of misconduct in Egypt’s real estate market.
The initiative focuses on buyers who paid for residential or vacation units that were not delivered on time, were delivered without essential utilities and common areas, or were handed over with material changes to the agreed specifications, layouts, views, or project facilities.
“Over the past few years, we have seen a sharp increase in complex real estate disputes where individual buyers feel powerless against major developers,” said Mr. Maher Milad Iskander, Managing Partner at Andersen Egypt. “This initiative is designed to aggregate similar cases, increase leverage, and give purchasers a structured legal path instead of fragmented, ad-hoc complaints.”
The class action style approach groups purchasers facing comparable issues with the same developer or project, including:
- Long delays in delivery of units and common areas
- Downgrading or non-delivery of promised facilities and services
- Unjustified financial demands and hidden charges
- Suspected real estate fraud, including irregularities in land ownership or permits
Each case is first assessed individually by Andersen Egypt’s real estate disputes and litigation team to determine the appropriate legal route. Depending on the facts, this may involve coordinated lawsuits, targeted negotiations, and, where appropriate, parallel complaints to regulators and authorities.
The objective of this initiative is twofold: to help clients recover their losses and to support greater accountability in the real estate market. Families should not lose years of savings because promised homes, compounds, and services never materialised in the way they were marketed.
